Three phases, priced separately
Rough clean (during construction)
We remove debris and do bulk cleanup after framing, drywall and MEP rough-in, so the next trades walk onto a workable floor. It keeps the job moving and cuts down the dust that gets into finished work later. If the GC isn't providing a dumpster, we can haul the debris.
Final clean (before turnover)
This is the detail pass that decides whether the space reads as finished. It covers:
- Dust removal from every horizontal surface, ledge, door frame, sill and light fixture, top to bottom
- Drywall dust, paint specks, overspray and caulk/adhesive residue on finished surfaces
- Labels and stickers off windows, fixtures and appliances
- Interior glass, mirrors and window tracks
- Grout haze on new tile (with a method that's safe for the material)
- Cabinets and drawers, inside and out
- Restrooms and kitchens, including fixtures and appliances
- HVAC grilles and diffusers wiped down
- Floors vacuumed, mopped, scrubbed and prepped for any floor-care finish in scope
Touch-up clean (after the punch walk)
After the owner or architect walk, we come back for the items they flagged: a missed ledge, fingerprints on glass, or a scuff from the last trade out. Cleaning should never be the reason turnover slips.

How post-construction cleaning is priced
Most commercial post-construction cleaning is priced per square foot, and each phase is quoted separately. Price depends on how much dust and residue the job left behind, the number of floors and how easy access is (freight elevator, loading dock), how much glass there is, and your timeline. For a detailed breakdown, read our guide: How much does post-construction cleaning cost in Chicago?

Debris hauling + touch-up paint + final clean: one vendor
If you'd rather not coordinate three subs at closeout, we can haul construction debris before the final clean, handle post-construction touch-up painting on the punch list, and then do the final and touch-up cleans. See the Construction Closeout Package.
