Typical pricing models
- Per square foot, per phase: the most common for commercial and multifamily. The rough, final and touch-up cleans are priced separately.
- Per unit: for multifamily, priced by unit type (studio, 1BR, 2BR), plus common areas.
- Flat project price: for small build-outs and renovations, after a walkthrough.
What drives the cost
- Phases in scope. A final clean alone costs less than a rough + final + touch-up package, but skipping the rough clean usually makes the final take longer.
- Debris left on site. If the GC hasn't hauled debris and packaging, someone has to. Debris removal is a separate line item. We can haul it as part of the job.
- Glass and windows. Interior glass, storefront glass and window tracks take time. Exterior or high glass may need lifts.
- Finish types. New tile with grout haze, stone, stainless and specialty finishes need the right method, and more care.
- Access and logistics. Downtown high-rises with freight elevator reservations, loading dock windows and COI requirements take more coordination than a suburban one-story building.
- Schedule pressure. Overnight, weekend or compressed timelines before an inspection or tenant move-in cost more.
- Touch-up painting. Paint dings found during the final clean are common. Having one vendor do touch-up painting and the clean saves a trip.
How to get an accurate bid
Send plans or square footage, the type of space, the phases you need, the target turnover date, and photos of the current condition. For larger projects, a walkthrough is the best way to get a firm number.
The cheapest bid isn't always the cheapest job
A final clean that fails the punch walk means a second visit and a delayed turnover. Ask every bidder for a written, room-by-room scope, and compare the scopes, not just the totals. See our post-construction cleaning checklist.
