Commercial painting
Offices, multi-tenant buildings, retail, restaurants, medical offices and warehouses. Commercial painting is about the schedule as much as the finish, so we plan the work around your business hours to keep disruption to a minimum.
- Office suites, conference rooms, break rooms and corridors
- Lobbies, hallways, stairwells and elevator landings in multi-unit and commercial buildings
- Doors, frames, trim and handrails, which take the most wear in high-traffic buildings
- Retail and restaurant interiors between closing and opening
- Warehouse offices, restrooms and break areas
- Exterior painting for storefront trim, doors and railings (ground-level work)
For property managers, we can put common-area repainting on a schedule (for example, stairwells one year and corridors the next) and price it together with janitorial service.
Residential interior and exterior painting
Condos, apartments, offices and homes across Chicago and Cook County. Tell us the age of the building when you request an estimate so we can scope the job correctly.
- Interior: walls, ceilings, trim and doors, with patching and sanding first
- Exterior: trim, porches, garages and fences, scheduled for the Chicago painting season, when temperatures are within the paint manufacturer's application range
- Prep: floors and furniture protected, holes and cracks patched, surfaces sanded and primed where needed
- Cleanup: we leave the house broom-clean, and you can add a full deep clean after painting
Turnover painting for rental units
A vacancy is lost rent every day, and paint is usually the step that slows a turn down. We patch nail holes and wall damage, repaint in your building's standard colors, refresh doors and trim, and then hand the unit straight to our cleaning crew for the move-out clean. One schedule, with no waiting between trades.
- Building standard colors and sheens kept on file for each property
- Per-unit quotes by unit size for portfolios
- Photos when the work is done, for your records
- Bundled with hauling and cleaning in the Unit Turn Package
Post-construction touch-up painting
Every final walk turns up scuffs, dings, drywall repairs and missed spots. Trades scratch walls during installs, and the paint sub is often already on another job. We do punch-list touch-ups to match the existing finish, then do the final or touch-up clean, so the GC has one vendor to close out the space. See the Construction Closeout Package.
How painting is priced
- Commercial: priced after a walkthrough by square footage, surface type, number of coats and access/after-hours requirements
- Turnovers: quoted per unit, by unit size and condition
- Residential: a written estimate by room or by exterior elevation
- Touch-up: quoted from the punch list
Every estimate lists the surfaces, the prep, the products and the number of coats.
Painting plus cleaning: why it's one call
Painting creates dust, drips and tape residue, and cleaning has to come after it. When one company does both, the cleaning crew comes in right behind the painters, and nobody argues about who leaves the floors clean.
