Before the clean: haul and paint
Cleaning is the last step. If furniture or trash is left behind, haul it out first, and landlords should patch and paint before the final clean. Our Unit Turn Package does all three.
Chicago deposits: the RLTO timelines
For most Chicago rentals covered by the Residential Landlord and Tenant Ordinance (RLTO), the landlord must return the security deposit within 45 days after the tenant moves out. If the landlord deducts for damage, they must provide an itemized statement of damages within 30 days. Normal wear and tear can't be deducted. Some buildings are exempt (for example, owner-occupied buildings with six or fewer units), and suburbs like Evanston have their own ordinances. This isn't legal advice. Check the ordinance for your situation.
